McManus' pub in Seatown, Dundalk
A well-known local landmark is set for a major transformation, as plans have been submitted to Louth County Council to redevelop the site of McManus' pub in Seatown, Dundalk.
Clare Gaelic Retail Holdings Limited has lodged a planning application for a significant change of use at 13–17 Seatown, the premises currently occupied by McManus’ public house. The proposed development would see the traditional pub and its associated first-floor accommodation converted into a mix of residential and commercial units.
According to the planning notice posted outside the building, the development will include four two-storey townhouses and a first-floor studio apartment, each with its own door access. A ground-floor commercial unit is also part of the plans.
The plans outline a number of modifications to the existing structure, which is currently two storeys high. Minor demolition works are anticipated, alongside a new single-storey rear extension for the townhouses and rooflights to the rear of the property. Minor changes are also proposed for the building’s facades facing both Seatown and Mary Street North.

If approved, the redevelopment will also include landscaped rear gardens, fenced enclosures, storage sheds, bicycle spaces, and private open areas for each unit.
Locals who wish to have their say on the development can inspect the full planning application at the planning authority’s offices during public opening hours. Written submissions or observations can be made within five weeks of receiving the application, subject to a fee of €20.
