Planning extension refused for 483 homes in north Louth
An Extension of Duration request for planning permission for a Strategic Housing Development (SHD) of 483 homes in Blackrock, that was granted in 2019, has been refused by Louth County Council.
Marina Quarter Ltd made the application for the development on the Blackrock Road, Haggardstown, Blackrock, seeking the extension of duration for planning permission granted to Kingsbridge Consultancy Limited for 483 dwellings; a childcare facility; a new access junction and works to the Blackrock Road; two pedestrian and cyclist accesses onto Bóthar Maol; landscaped open spaces; internal roadways and potable, surface and foul water infrastructure.
The proposed 483 dwellings consist of 258 detached, semi-detached and terraced houses; 213 apartments in seven apartment blocks; and six own-door apartments and six duplex units in two duplex over apartment blocks.
The 258 houses comprise; 41 five bed, 2.5 storey detached houses; 17 four bed, 2.5 storey detached houses; 10 four bed, two storey detached houses; 73 four bed, two storey detached houses/semi detached houses; 18 three bed, two storey detached houses; 37 three bed, two storey semi detached/ terraced houses; 61 three bed, two storey detached/semi detached/terraced houses; and a four bed detached bungalow.
The 213 apartment units, six own-door apartments and six duplex units comprise: 64 one bed apartments; 149 two bed apartments; six two bed, own door apartments; and six three bed own-door duplexes.
The proposed duplex over apartment units are three storeys in height, the proposed apartment Blocks A, B, C, E, F, and G are four storeys in height, and Block D is three storeys; with Blocks A, B and F accommodating underground car parking. A total of 824 car parking spaces and 512 bicycle spaces are proposed in the development.
Louth County Council made the decision to refuse the extension on 7 March.
Marina Quarter Ltd, which is a subsidiary of Glenveagh Homes Ltd, was refused planning permission by Louth County Council for a 502 unit Large-scale Residential Development last year at Haggardstown, Dundalk, that would have included the provision of a two-storey creche, and the construction of new dedicated entrance to the R172 Blackrock Road. The decision was appealed to An Bord Pleanála, who subsequently refused the appeal.
