An extension of duration for planning permission that was granted in 2019 for a Strategic Housing Development (SHD) of 166 new homes in Blackrock is being sought from An Bord Pleanála.
McCaughey Homes Ltd was granted conditional planning permission for a development at the Old Golf Links Road & Tuites Lane, Blackrock, Dundalk in April 2019 that would comprise 67 apartments/duplexes and 99 houses.
The planned apartments/duplexes would consist of one to three bed units, within 12 two to three storey blocks, while the houses were a mix of two storey, two to four bed semi-detached, detached and terraced houses.
The planning application also provided for items including a creche, 294 car parking spaces, provision of open spaces and completion of street network and link roads.
It also sought main access to the Old Golf Links Road via an existing estate road shared with the adjoinging Cois Farraige estate, as well as separate access off the Old Golf Links Road to serve four of the proposed houses, and also pedestrian / cyclist access via Tuites Lane and an extension to the public footpath along Old Golf Links Road on land in ownership of the applicant.
The application seeking an extension of duration of planning permission for the development was not made by McCaughey Homes Ltd, but by a different applicant, Westdalk (ROI) Ltd.
A decision is due on the application, which is at a pre-validation stage, by 7 November.
Strategic Housing Developments are applications that go directly to An Bord Pleanála for decision. The Large-scale Residential Development (LRD) process was introduced on 17th December 2021 to replace the Strategic Housing Development (SHD) process.
This restores the two-stage planning process, with decision making for LRD applications returning to the local planning authority in the first instance, with the subsequent right of appeal to An Board Pleanála.
