New application made for Large Scale Residential development in Dundalk

New application lodged following earlier invalid application

A new application has been lodged for a Large Scale Residential Development (LRD) in Dundalk, for 183 new homes, after an earlier planning application was deemed invalid by the local planning authority.

McParland Bros Builders Limited has applied to Louth County Council for planning permission for an LRD for 183 new homes, along with a creche at Bellfield, Haggardstown, Dundalk. The location of the development is at the Dublin Road, on the right hand side leaving Dundalk, just after the Xerox Industrial Estate and before the Fairways.

The proposed 183 new homes are in a mix of houses and apartments. 64 houses are in the plans, comprising 48 three bed units and 16 four bed units.

There are 119 apartments/duplex units planned, comprising 21, one bed; 57, two bed; and 41 three bed units across six blocks ranging in height up to six storeys.

The applicant had made a planning application on 30 January for the development, but was informed by the local planning authority on 8 February that it was invalid as "the newspaper notice failed to state the number of weeks for which a submission/observation could be made from the date of receipt by the Planning Department, Louth County Council (5 weeks)".

A new application for the development was received by Louth County Council on 14 February. The application, which is in a pre-validation stage, has a decision due date of 10 April 2023, with submissions due by 20 March.

LRDs replace the previous Strategic Housing Development (SHD) process where applications went to An Bord Pleanála for determination. They are defined as:

  • the development of 100 or more houses,
  • the development of student accommodation that includes 200 or more bed spaces,
  • both the development of 100 or more houses and of student accommodation, or
  • both the development of student accommodation that includes 200 or more bed spaces and of house
