Louth median house price was €349k in June

The median price of the new houses sold in Louth was €405,000

The median house price for houses sold with the Dundalk Eircode A91 in June 2025 was €330,000, according to figures released by the CSO (Central Statistics Office) in their Residential Property Price Index report.

The county wide median house price for Louth now stands at €349,000 an increase of €4000 on the previous month.

Of the 52 houses sold in Dundalk in June, 16 were to first time buyer owner-occupiers; 24 to former owner-occupiers and 12 were to non occupiers.

Forty-six of these houses were existing builds while six were new homes. 

The median price of the new houses sold was €405,000 and the median price of existing houses sold in June was €262,500.

In Drogheda, the median price of residential properties sold in A92: Drogheda in June 2025, was €370,000.

Of the 106 houses sold in Drogheda in June, 58 were to first time buyer owner-occupiers; 44 to former owner-occupiers and 4 were to non occupiers.

Fifty-three of the houses sold were new houses and the other fifty-three were existing. The median price for the new houses sold was €420,601 while for existing houses it was €335,000.

Commenting on the release, Niall Corkery, Statistician in the Prices Division, said: “Residential property prices rose by 7.8% in the 12 months to June 2025, unchanged from the 7.8% in the year to May 2025. In Dublin, residential property prices saw an increase of 6.6%, while property prices outside Dublin were 8.8% higher in June 2025 when compared with a year earlier.

“In the 12 months to June 2025, house prices in Dublin rose by 6.6% while apartment prices also increased by 6.6%. The highest house price growth in Dublin was in Fingal at 8.0% while both Dún Laoghaire-Rathdown and South Dublin saw a rise of 5.5%.

“Outside Dublin, house prices were up by 9.0% and apartment prices rose by 6.6%. The region outside of Dublin that saw the largest growth in house prices was the West (Galway, Mayo, and Roscommon) at 10.3%, while at the other end of the scale, the South-East (Carlow, Kilkenny, Waterford, and Wexford) saw a 7.1% rise.

“Households paid a median or mid-point price of €370,000 for a residential property in the 12 months to June 2025. The highest median price paid for a dwelling was €675,000 in Dún Laoghaire-Rathdown, while the lowest was €190,000 in Leitrim.

“The most expensive Eircode area over the 12 months to June 2025 was A94 (Blackrock, Dublin) with a median price of €780,000, while F45 (Castlerea, Roscommon) had the least expensive price of €148,000.”
