Over 700 houses included in plans for Large-scale Residential Developments

Plans are underway for a new Large-scale Residential Development (LRD) of over 1,000 new homes in Dundalk, with an LRD Meeting Request received by Louth County Council in recent days.

Grandspect Limited has sought the LRD Meeting Request with the local authority in relation to a proposed development at Mount Avenue, Castletown, Dundalk.

While detailed information on the proposed development is not yet available, the developer is proposing a development of 1,041 residential units, comprising 757 houses, 150 duplexes, and 134 apartments. It also includes a local centre, childcare facility, public open space, arterial link roads and local streets, and provision of a site to be reserved for a school.

The LRD process is as follows: An LRD Meeting Request is made with the local planning authority as part of the process when seeking planning permission for an LRD.

Following the receipt of LRD consultation request, the planning authority is required to facilitate a consultation meeting with the applicant within four weeks of the date receipt of such a request. Following the LRD Meeting, there is a period of four weeks for the planning authority to issue an LRD opinion on whether the proposals constitute a reasonable basis for submitting a planning application on the LRD proposals. This LRD opinion is valid for six months.

A planning application must then be submitted within six months of receipt of an LRD opinion. The developer must make the application documentation available for public viewing on a dedicated website set up for this purpose.

Louth County Council received the LRD Meeting Request from Grandspect Limited in relation to this development on 23 May 2025.
