Blackrock may see up to 485 new homes built as part of a Strategic Housing Development (SHD), should a proposed development get through the pre-planning consultation stage with An Bord Pleanála.
According to details lodged with Louth County Council, an application has been made by Kingsbridge Consultancy Ltd for a Strategic Housing Development at 'Haggardstown, Blackrock, Dundalk'.
The proposed development comprises 107 detached dwellings, 114 semi-detached dwellings, 39 terraced, 6 duplexes, 6 ground floor apartments below duplexes and 213 apartments.
Planning applications for SHDs are made directly to An Bord Pleanála and consists of two principal stages.
Stage 1 is a pre-application consultation. Prospective applicants consult first with the relevant planning authority and then with An Bord Pleanála who will form and issue an Opinion as to whether documents submitted constitute a reasonable basis for an application or whether further consideration or amendment to the documents are required.
Stage 2 is when the actual planning application is made. Applicants submit applications for SHD directly to An Bord Pleanála. Applications are to be decided within a mandatory 16-week time period which also includes a public consultation period and submission of a report by the planning authority.
As mentioned earlier, this proposed SHD is at stage 1, pre-planning consultation. It is unclear as of yet, when an Opinion will be given on the application.
