New plans for 264 home Large-scale Residential development in Ardee

Company seeking to make alterations to planned Large-Scale Residential Development in Clane

New plans are underway for a Large-scale Residential Development (LRD) of 264 now homes in Ardee, with a planning application lodged with Louth County Council in recent days.

Mulladrillen Limited has applied to Louth County Council for planning permission for an LRD at Bridgegate & Fir Rois, Rathgory & Mulladrillen, Drogheda Road, Ardee. The application is seeking changes to planning permission granted by An Bord Pleanála (now known as An Bord Coimisiún) in 2023 for a Strategic Housing Development of 206 houses and 66 apartments.

The applicant is seeking the go ahead for the replacement of 48 three-storey duplex apartments, which comprise eight one-bed, 24 two-bed and 16 three-bed units, and communal open space at Bridgegate Avenue, with 40 two-storey residential dwellings that comprise six two-bed, 34 three-bed units, each with rear garden private amenity space at Bridgegate Avenue, and an extended Bridgegate Green.

Mulladrillen Limited's proposals would result in a total of 264 dwellings within the scheme.

An extension of Bridgegate Green to facilitate access to 16 proposed dwellings, resulting in a slight reduction in overall provision of public open space within the development by c. 0.6 ha to c. 4.86 ha, with reconfigured public park landscape layout, is also included in the application.

The applicant is also seeking the go ahead for the provision of 483 surface car parking spaces, in a mix of on and off curtilage,  to serve residential units, up from 480 spaces already permitted; as well as internal road and shared pedestrian/cycle paths and provision of 630 cycle parking spaces, up from 708 already permitted; with on curtilage parking provided for proposed replacement dwellings alongside bin and bike stores.

Reconfiguration of site layout in the southern part of the development is also included in the application, including amended landscaping and parking layouts to provide on curtilage parking; omission and amendments to rear laneways; elevational amendments to one of the already permitted house types and two of the duplex types; minor repositioning of block layouts and building lines to provide for bin and bike stores.

The application also provides for provision of reconfigured water services infrastructure layout, public lighting, landscaping and all associated works necessary to facilitate the development.

A decision is due on the application, which is at a pre-validation stage, by 2 April, with submissions due by 12 March 2026.
