An Bord Pleanála grants planning for housing developments in Louth Village

Planning granted for two applications

An Bord Pleanála has granted planning permission for two housing developments in Louth Village, following two appeals against Louth County Council's decision to grant planning permission.

Hollywood Developments was granted planning permission at the end of September 2022 for a development at Richard Taaffes Holding, Father Finn Park/Green Road, Louth Village, Dundalk, Co Louth, which would have seen the demolition of an existing derelict cottage on the site and the construction of 30 new homes.

The developer had applied in May 2022 for planning permission for  the construction of 28 new dwellings on a site of c.1.2785 hectares. Further information on the proposed development was requested by Louth County Council, which was received on 12 September, that included revised site arrangement plans proposing the construction of 30 dwellings on the site as opposed to 28, with revised road/footpath arrangements and public/private open space provisions.

The planned 30 new homes would have comprised three semi-detached, three bed, two storey dwellings; three semi-detached, three bed, two storey dwellings; two detached, four bed, single storey dwellings; ten semi-detached, three bed, two storey dwellings; four terraced, three bed, two storey dwellings; six terraced, three bed, two storey dwellings; and two semi-detached, four bed, two storey dwellings.

Following the decision by Louth County Council to grant planning permission for the development, a Third Party Appeal against the decision was lodged on 19 October 2022 by Mr Michael Lindon.

Hollywood Developments was also granted planning permission on 20 April 2023 for a separate planning application, for the demolition of an existing derelict dwelling and the construction of eight dwellings on a site of c. 0.2863 hectares, at Richard Taaffes Holding, Green Road, Louth Village. 

The eight dwellings would be provided with private amenity space in the form of private gardens. The dwellings would comprise: two detached, three bed two storey houses; four semi-detached three bed two storey houses; and two detached three bed two storey houses.

Vehicular and pedestrian access to the proposed development would be via the L1170 and the Green Road. The application also provides for items including new vehicular parking, public and communal/play spaces with associated landscaping, new boundary treatments, on street parking area long the L170 and in curtilage parking along the Green Rd, and new footpaths.

The decision to grant conditional planning permission was appealed to An Bord Pleanála by Third Party Appellants, Mr Michael Lindon and Mr Patrick Malone on 9 May. 

A decision on both applications was made on 20 September, with An Bord Pleanála granting conditional planning permission for each to go ahead.
