The planned development at Market Street and Market House Lane, Ardee gets go ahead
An Bord Pleanála has given the go ahead for a development in Ardee that will see the construction of 45 new homes, after the decision by Louth County Council to permit the development was appealed.
MRM Structural Ltd was granted planning permission in April 2023 for a development at Market Street and Market House Lane in Ardee, that included the demolition of three habitable dwellings/two with ground floor shop units and existing out buildings, the demolition of existing boundary walls to Market House Lane, an alteration to an existing road entrance to Market House Lane, and the construction of one retail unit and 45 housing units comprising a mix of apartments and terraced dwellings.
Two submissions had been made against the application to the local authority, for reasons including overshadowing and impact on privacy.
Initially the planning application to Louth County Council sought to construct two retail units and 28 dwelling units. Louth County Council sought further information on the application in June 2022.
Significant Further Information was provided to the local authority on 23 March 2023. Included in the Significant Further Information, was a provision for a reduction in the number of retail units from two to one, and an increase in the number of dwelling units from 28 to 45.
The decision to grant conditional planning permission for the development was appealed to An Bord Pleanála by 3rd Party Appellants, Peter Long, Albert and Tara Mullarkey on 12 May. An Bord Pleanála granted planning permission with revised conditions on 28 August.
