Planning has been granted for 347 homes on the lands in Ardee (Pic: daft.ie)
67 acres in the heart of Ardee with planning permission for 347 new homes has just gone on the market.
The development land at Bridgegate in Ardee, forms part of a residential scheme that has an initial phase of houses already built, sold and occupied, and has planning permission for a further 281 houses and 66 duplex apartments.
Included in the sale is approximately 8.6 acres of unplanned land zoned Objective L1 Strategic Reserve providing scope for future development, subject to planning permission.
Planning permission was granted to The Ardee Partnership in 2023 for a Strategic Housing Development (SHD) at Bridgegate, Rathgory, Mulladrillen, Drogheda Road, Ardee.
The SHD provided for the construction of 272 residential units comprising 206 houses and 66 duplex units in three storeys, as well as a creche and community building.
SHDs were introduced in 2017 in a bid to fast-track the planning application process for large-scale residential developments and student housing, and went directly to An Bord Pleanála for decision. They were replaced in 2021 by the Large-scale Residential Development (LRD) process.
They restored the two-stage planning process, with decision making for LRD applications returning to the local planning authority in the first instance, with the subsequent right of appeal to An Board Pleanála.
