Clanbrassil St boost with new firms opening

CLANBRASSIL Street received a significant boost in the past week with the news that at least three new businesses are set to open on the street in the coming weeks.

The opening of the new stores comes on the back of two commercial property sales by Raymond Fee and Associates last week which will give what was once Dundalk's main shopping thoroughfare a huge boost after taking several hits of late.

The recent closures of Hughes & Hughes bookshop and House of Shoes meant that 18 units lay idle on the street. However, that figure will be significantly cut in the coming weeks with Swift Alterations set to open at the old Central Cards store, while U & I Beauty Parlour will open next to the vacant Dearey's shop.

Meanwhile, Raymond Fee has revealed that a new cafe will open at No 99 Clanbrassil Street in the former Zest outlet. It was one of two substantial property sales his company made last week along with No 84 Clanbrassil Street, which is currently occupied by Jack and Jones and Vera Moda.

Speaking of the former Zest store, Mr Fee said: “The people who bought it will be looking to open it up under a new brand in the next four or five weeks.

“It will be a cafe as well,” he confirmed.

He said the sale of the two premises were the perfect way for Raymond Fee and Associates to mark their first year in business.

“From our own point of view it's a great result. It's also positive for the town and the fact that there is interest there again in commercial property will give a lot of people a great uplift,” said Raymond.

The sale of the freehold interest in No 84 Jack and Jones and Vera Moda represents one of the few major commercial transactions over the past year. The property comprises an imposing two storey over basement premises extending to a total floor area of 6,380 sq ft over basement, ground and first floors.

When drawn on the sale price, Fee said he was unable to disclose it but did say that it was a “very good price given the market we are in.” He added that the owners were also very satisfied with the outcome.

He also said that the sale of the leasehold interest in No 99 formerly Zest ground floor unit is a definite indicator that we may be starting to turn the corner in terms of retail demand on the street.

The property comprises a ground floor lock-up cafe fully fitted out to a very good standard.
